Agreement decoded
Need-to-knows, questions to ask, possible legal issues and a draft email to your landlord.
A sidekick for student renting
Upload your tenancy agreement and FlatMate explains it in plain English, flags what to ask your landlord, sets up your bills and reminders, keeps a dated record of the place when you move in, and walks you through moving out.
How it works
Need-to-knows, questions to ask, possible legal issues and a draft email to your landlord.
Estimate your share of the bills and get reminded before rent and bills are due.
Dated room photos for your deposit, plus a tenancy buddy for questions.
Notice dates, the check-out inventory and getting your deposit back.
Your account keeps your tenancy, reminders and photos in one place.
Your tenancy, your setup
We use your household setup to look for the right tenancy questions and relevant law, then read your agreement for you.
Reading through your agreement…
We're looking for key details and points you may want to ask about. This can take a little while.
Stage 1 · Before you sign
The key details, the questions worth asking, and a draft email to your landlord.
No key details were returned.
This tool provides general information, not legal advice. AI can make mistakes; verify important legal questions with a qualified adviser.
No clarification flags were returned.
No legal flags were returned. This is not a guarantee that the agreement complies with the law.
No relevant law reference sections were available, so legal issues could not be checked.
Stage 2 · Bills & area setup
Estimate what bills will cost your household, find the local services you'll need, and set reminders so rent and bills never sneak up on you.
Add rent and bill due dates. They go into your tenancy calendar, and you can change them later in Living together.
Quick add: tap one to fill in the form.
Your agreement review, bills and reminders are saved. Come back when you move in and we'll help you record the condition of the place.
Stage 3 · Moving in
Take dated photos of every room before you unpack. If your landlord ever disputes the deposit, this is your evidence. Photos are stored only and never analysed by AI.
Pick a room, add a note about anything already damaged, then take a photo.
Your tenancy
Something broken, a bill you don't understand, or a landlord message to write? Ask your tenancy buddy. It knows your agreement.
Stage 4 · Living together
Rent, bills and reminders for everyone in the house. Tap an item to edit or remove it.
Tenancy buddy
The buddy answers using your saved agreement and the UK housing law FlatMate has on file. It can draft a message to your landlord, but you send it yourself.
Tell the buddy when one of these is sorted or still a problem, and it updates the shared record.
Stage 5 · Moving out
Work through this list before you hand back the keys, then close the tenancy here. Always check against your own agreement.
Most tenants have to give at least two months' notice in writing, and it has to end at the end of a rental period: the day before your rent day (the day of the month your tenancy started), or on the rent day itself. So once the two months are up you still finish out that rental month. Check your agreement for the exact period and any fixed term or break clause.
Earliest move-out date
Clauses from your agreement about cleaning, fees, deposits and notice. Under the Tenant Fees Act 2019 a landlord can't charge you a set professional-cleaning fee; they can only deduct the actual cost of putting right anything beyond fair wear and tear.
Draft only. Check the names, ask your local council to confirm eligibility, and add any missing residents before sending.
